The most common real estate inspection that we provide is a WOOD INFESTATION REPORT, or CL 100. When purchasing a home in Charleston, SC a CL 100 is a termite report that is required by your mortgage lender. Upon an offer of your new home, a qualified inspector will look for visible evidence of termite damage in and around your home. During the inspection, special attention will be paid to wood damage, structural damage or fungi. Your inspector will look for past or present infestation by organisms like: Subterranean termites, Dry wood termites, old house borers, Powderpost Beetles and other wood-destroying insects. Any damage found will be disclosed in your detailed CL 100 report. The CL 100 will be provided to you and your mortgage lender.
What happens if damage is found in your home?
